What roof restoration costs in Logan

Australian cost guides put a full restoration (clean, repairs, repointing and a membrane coating) at roughly $4,000 to $9,500 for an average single-storey home, with smaller jobs like repointing alone or a pressure clean costing a good deal less. Every roof is different, so treat any published figure as a guide number and get a real price on your own roof. The full breakdown, including what moves the price up and down, is in our roof restoration cost guide.

Why Logan roofs age the way they do

Logan is not one roofing market, it is four. The oldest large-scale housing in the region sits in the north and centre, and it has a documented start date. The Queensland Housing Commission began building at Woodridge once water was connected, reaching 472 Commission houses by the end of 1968-69 and 1,547 by mid-1977, and Woodridge grew from 1,482 people in 1966 to 18,381 in 1986. Logan Central was carved out of Woodridge and gazetted as a place name in 1986.

What the roofers we work with find on that stock is predictable: single-storey homes with concrete tile roofs now five and six decades old, original rigid cement ridge mortar that cracked long ago, and lichen holding fast on the southern pitches. North-east Logan is the next layer out, with larger brick-and-tile homes built through the 1980s and 1990s at Springwood, Shailer Park, Daisy Hill, Rochedale South, Underwood, Cornubia and Loganholme. Bigger roofs, the same ageing mortar, a higher ticket.

Beenleigh and the south work differently

Beenleigh is an old township, and the housing around it is mixed in a way no other part of Logan is. Genuinely old cottages, 1970s and 1980s infill, and brand-new estate on the hills at Bahrs Scrub and Windaroo all sit within a few kilometres of each other. The southern third of the region orients to Beenleigh rather than to Logan Central, and roof work there runs the whole range, from a full restoration on a cottage to a leak check on an estate roof barely out of warranty.

The growth front is the fourth market. Yarrabilba and Greater Flagstone were both declared priority development areas in 2010, with Yarrabilba about 20km south of Logan Central and planned for up to 20,000 homes, and building is still going: a development permit for 1,158 residential lots at Yarrabilba was issued in December 2025. Those roofs are young. We build pages for them, but a restoration pitch on a five-year-old roof is nonsense, so those pages talk about storm damage, leak repairs, gutters and getting an inspection done before the builder's warranty runs out.

Storm season and flooding, without the scare numbers

South East Queensland storm season runs through the warmer months, and wind and hail damage is the normal trigger for an unplanned roof job here. We publish no storm or hail frequency figure, because we have not found a Logan-specific one worth quoting. The honest version is simpler anyway: the roofs that come through a bad storm season are the ones whose pointing, flashings and gutters were already sound.

Flooding is part of Logan's story as well. The Bureau of Meteorology's record for the Logan and Albert catchment lists significant flood events in 1887, 1947, 1974, 2013, 2017, 2022 and 2025, and the February and March 2022 event was the largest on the lower Logan River since 1974. Flood exposure is worked out parcel by parcel rather than suburb by suburb, so check Logan City Council's flood mapping for your own address instead of trusting a list of suburb names.

How this service works

We are a local referral service, not a roofing company. You tell us what the roof needs and we pass the job to one of the experienced, insured local roofers we work with, who quotes it free and deals with you directly from there. In Queensland, building work valued over $3,300 generally requires a QBCC licensed contractor, and you can check a licence number on the QBCC register before you accept a quote.
