Loganlea sits between the old core and the river flats, next to Meadowbrook and Waterford West, and its housing is mostly the older single-storey stock that fills the middle of the region. Concrete tile roofs, rigid cement pointing, and enough decades on the clock that the mortar has cracked and the tile surface has gone porous.
What makes Loganlea slightly different from the suburbs immediately north is its position. The ground falls away towards the Logan River here, so roof water has somewhere to go, but it also means gutters and downpipes get asked to move a lot of water in a short time during a subtropical downpour. A roof that is otherwise sound can still put water into the eaves if the gutters are undersized, rusted at the base or sitting with the fall wrong.
On the roof itself, the work is the standard Logan list: clean back to a sound surface, replace cracked and slipped tiles, rebed and repoint the ridges with flexible compound, then seal and coat. Doing it before storm season rather than after is the cheaper order, because the week following a big blow is the hardest week of the year to get a roofer anywhere in the region.
Worth saying plainly for anyone new to Queensland: the water and sewer mains here belong to Logan Water, which is a business unit of Logan City Council, and the stormwater pits and pipes in the street belong to the council directly. One council, one water utility. Your roof water, your gutters and your downpipes are yours up to the point they connect.
Frequently asked questions
Should I do the gutters at the same time as the roof?
Usually yes. The access gear is already up, the gutters on an ageing roof are generally the same age as the roof, and doing them together is cheaper than two separate jobs. Gutter work tied into stormwater is licensed plumbing work, so that part goes to a licensed roof plumber.
How long will a restoration last?
A properly prepared and coated tile roof typically holds for 10 to 15 years before the coating needs attention, and flexible repointing lasts longer again.
What happens if it rains mid-job?
Work stops. Coatings need dry conditions to cure and a wet roof is dangerous to walk. A good roofer builds weather days into the schedule rather than pushing on and delivering a coating that fails early.
