Cornubia is one of the larger-block, established suburbs of eastern Logan, between Shailer Park and Carbrook. The housing is mostly 1980s and 1990s, generously sized, often on acreage-adjacent blocks with real tree cover, and a good deal of it is two-storey. All of that points the same way: bigger roofs, harder access, higher quotes, and more value in doing the job once properly.
Roofs of this vintage are in the restoration window. The rigid cement ridge pointing that went on with the original roof has started cracking, which is a repointing job in flexible compound, and the concrete tile surface has gone chalky and porous, which a clean plus sealer and two coats of membrane resets. Doing both in one visit is materially cheaper than two visits, because the access gear is the expensive part of getting onto a roof like this.
Tree cover here does what it does at Daisy Hill: shade holds damp, lichen takes the shaded pitch first, and gutters and valleys fill with leaf litter year-round. Clearing valleys properly is part of the job rather than an extra, because a blocked valley sends water under the tiles instead of down the roof.
Some Cornubia blocks run to genuine acreage, and where there is a shed, a carport or a stable alongside the house, the sheet metal roofs on those are usually the same age as the house roof. Metal roof restoration on the outbuildings while the crew is already on site is the cheapest way to get it done.
Frequently asked questions
Can the house and the shed be done in the same job?
Yes, and on a bigger block that is the sensible way to do it. One mobilisation, one crew, and the sheet metal work is priced per square metre alongside the tile work on the house.
Does tree cover mean I should clean more often?
It usually does. Every 3 to 5 years suits most roofs in the region, and shaded, treed blocks sit at the shorter end because regrowth is faster.
How do I know if the roof needs rebedding as well as repointing?
If the ridge caps rock when pressed, the bedding underneath has failed and sections need rebedding first. That is something the roofer checks on the roof, not from the ground.
