Logan Central is one of the clearest examples in the region of a suburb whose roofs all date from the same moment. It was carved out of Woodridge and gazetted as a place name in 1986, but the housing itself is older than the name: this is the same Housing Commission-era stock that filled the centre of Logan through the late 1960s and the 1970s.
That shared build date is useful for a homeowner, because it means the problems are predictable. Rigid cement ridge pointing from that era cracks, and once it goes the ridge caps loosen and tiles start slipping. Concrete tiles that lost their factory surface decades ago hold moisture and grow lichen. Valleys and flashings installed with the original roof are now at or past the end of their service life. Roofs across the street from each other tend to need the same work in the same year.
Restoration is the sensible answer on sound tiles: a clean, tile repairs, rebedding and repointing with flexible compound, then sealing and coating. It costs a fraction of a reroof and it resets the clock on the roof for a decade or more.
A note on the name, because it trips people up. Logan Central, Logan Reserve, Logan Village and Loganholme are four separate localities inside the City of Logan, and they are nowhere near each other. If a trade cannot tell you which one your house is in, they have not worked here.
In Queensland, building work valued over $3,300 generally requires a QBCC licensed contractor, so expect a licence number on the quote and check it on the QBCC register before you sign.
Frequently asked questions
How do I know whether my roof needs repointing or a full restoration?
It comes down to what has failed. If the mortar has gone but the tiles are sound, repointing may be enough. If the tiles have eroded and lichen has taken hold as well, the full restoration is the better spend. An inspection settles it in half an hour.
Are these roofs worth restoring, or should I replace?
Usually worth restoring. Concrete tiles from this era hold up well. Replacement only makes sense when tiles are brittle and fretting badly, and a roofer should tell you that honestly rather than quote a coating anyway.
Is asbestos a risk on a house this age?
It can be, in roofing sheets, eaves or flues on pre-1990 homes. It is never pressure cleaned, cut or coated. Suspected material is tested and handled by a licensed asbestos removalist.
