Yarrabilba is a planned community about 20km south of Logan Central, declared a priority development area in 2010 and still being built. It is planned for up to 20,000 homes, and construction has not slowed: a development permit for a further 1,158 residential lots was issued in December 2025.
Every bit of that matters for roofing, because it means the roofs here are young. A restoration is not the job, and anyone quoting one on a Yarrabilba roof is selling a product the roof does not need. A membrane coating seals a concrete tile that has lost its factory surface, and that takes decades.
What is worth doing on a Yarrabilba roof
Storm damage repair comes first. Wind and hail are the normal trigger for an unplanned roof job in South East Queensland, and new roofs lose ridge caps and take hail hits like any other. We publish no storm or hail frequency figure, because we have not found a Logan-specific one worth quoting.
After that: leaks traced and fixed rather than patched, because on a new roof a leak is usually a flashing, a penetration or workmanship rather than wear. Gutters cleared and checked for capacity, since estate blocks tend to be flat with limited fall and an undersized gutter shows up in the first serious downpour. Whirlybirds or roof vents, because cavity heat is a genuine subtropical problem on a west-facing estate roof. And a written roof inspection before your builder's warranty period runs out, which is the job most owners here should book and almost nobody does.
If water is coming in now, go to roof leak repairs rather than waiting for a quote. If it is gutters, gutter replacement explains the work, and note that gutter and downpipe work connected to the stormwater drainage is licensed plumbing and drainage work in Queensland at any value.
Frequently asked questions
Is there any roof work worth doing on a house this new?
Yes, but it is repair, inspection and gutter work rather than restoration. The distinction is the whole point of this page.
Who fixes a defect on a new roof?
Your builder, under your contract. What a roofer can do is make the roof safe and write down what they found and what caused it, which is what a claim needs.
When will my roof need restoring?
Decades from now for a tile roof, and not until rust and chalking appear on a metal one. The honest answer is not in the foreseeable future, and we would rather say that than take the booking.
