Roof leak repairs in the City of Logan
Updated October 2026
Water coming through the ceiling is not a wait-until-next-week problem. Every hour it runs, it soaks insulation, plasterboard and wiring, and the repair bill grows. If you need roof leak repairs anywhere in the City of Logan, fill in the form now, say the roof is leaking, and we will get it in front of a local roofer quickly.
We are a referral service. The repair itself is done by one of the experienced, insured local roofers we work with, and they quote before any work starts.
What to do right now, while you wait
1. Catch the water. Put a bucket or large container under the drip and lay towels around it. If the ceiling is bulging with trapped water, place the bucket underneath before it lets go.
2. Move your valuables. Shift electronics, furniture and anything that matters out of the drip zone and away from walls that are getting wet.
3. Kill power to affected areas if water is near fittings. Water tracking through light fittings or along cables is an electrical hazard. If in doubt, switch off that circuit at the board.
4. Do not climb on the roof. A wet tile or metal roof is lethally slippery, and the leak will not be where you think it is anyway. No ceiling stain is worth a fall.
5. Take photos. Ceiling stains, drips and any visible damage, with times. Your insurer may want them, and they help the roofer diagnose the entry point.
Tarping as an interim fix
If a storm has set in and the leak is serious, the first visit is often a make-safe rather than a full repair: a properly secured tarp over the damaged section to stop water while the roof dries out enough to fix. That is normal, and it is the usual pattern after a South East Queensland storm front. Permanent repairs like repointing, tile replacement or flashing work need a dry roof, so the sequence is tarp now, repair when the weather breaks. Ask for the make-safe and the repair to be quoted together.
Where Logan roof leaks actually come from
The drip in the hallway is rarely below the hole. Water enters high, runs along timbers and sarking, and drops where it finds an edge. The common culprits here:
- Cracked ridge mortar, the most common leak source on Logan's 1960s to 1980s tile roofs, fixed by roof repointing
- Cracked or slipped tiles after wind or hail, handled under tile roof repairs
- Rusted valley irons and failed flashings around chimneys, skylights and solar penetrations
- Rust holes and failed laps on older metal roofs and sheds, see metal roof restoration
- Blocked or undersized gutters pushing water back into the eaves, see gutter replacement
Storm rain here comes in hard and sideways, which is why some roofs only leak when the weather arrives from a particular direction.
On newer estate roofs, check the warranty first
If your roof is under 10 years old, at Yarrabilba, Flagstone, Logan Reserve, Park Ridge or anywhere else on the growth front, get the leak documented and check what your builder's warranty still covers before you pay anyone to fix it. A defect is the builder's problem, not yours. A roofer can still make it safe and tell you in writing what they found, which is exactly what a warranty claim needs.
What emergency leak repairs cost
Guide pricing only. A make-safe or small leak repair is usually priced as a callout plus materials, often a few hundred dollars. The permanent fix depends entirely on the cause, from a handful of tiles to full repointing. You get a price before any work starts, and if the leak points to a tired roof overall, the roof restoration cost guide shows what a proper fix costs.
Safety and licensing
Emergency roof work in wet weather is exactly when height safety matters most, which is why we only pass leak jobs to insured local roofers with the right gear. In Queensland, building work valued over $3,300 generally requires a QBCC licensed contractor. Many single leak repairs sit under that line, but a larger repair that follows one can cross it, and the roofers we work with are licensed where the work requires it. Work on gutters and downpipes tied into the stormwater drainage is licensed plumbing work at any value.
Frequently asked questions
How fast can someone get to me?
Tell us on the form that water is coming in and the job is flagged as urgent when it is passed on. Actual timing depends on the roofer's load and the weather, and the week after a big storm front is the hardest week of the year to get a roofer, which is why we will not put a time on it.
Should I claim it on insurance?
If a storm caused the damage, possibly. Take photos, keep any invoices, and ask the roofer to note the cause of entry on their paperwork. Gradual wear is usually not covered, but sudden storm damage often is. Check your own policy, as we cannot advise on it.
Can a leak be fixed while it is still raining?
Usually only temporarily. Tarping and emergency patching can happen in a break in the weather, but permanent repairs need a dry roof. Expect a two-visit fix for leaks found mid-storm.
The ceiling has a brown stain but no drip. Is that urgent?
It is a leak that has already happened and will happen again. Less urgent than running water, but get it inspected before the next big rain rather than after.
