Holmview sits directly between Beenleigh and Edens Landing, with the older river country on one side and newer estate development climbing towards Bahrs Scrub on the other. That makes it one of the most mixed roofing suburbs in the region: a genuinely old roof and a roof still inside its builder's warranty can be a few hundred metres apart.
On the doorstep of Beenleigh
Holmview functions as part of the Beenleigh district, and that is useful when you need a roofer rather than a theory. Crews working Beenleigh and Bahrs Scrub are already in the area, so getting an inspection here is straightforward.
What your roof needs depends entirely on which Holmview you are in. On the older stock: rigid cement ridge pointing has cracked, tile surfaces have gone porous, and the job is the full sequence of clean, tile repairs, rebedding and repointing in flexible compound, then sealer and two coats of membrane.
On the newer estate roofs, a restoration pitch would be nonsense and we will not make one. What those roofs genuinely need is storm damage repaired properly, leaks traced and fixed, gutters cleared and checked for capacity, flashings and valleys inspected, and ideally a written inspection before the builder's warranty period runs out. If a defect turns up, documentation is worth more to you than a coating.

Wind and hail are the normal trigger for an unplanned roof job in South East Queensland. We publish no storm or hail frequency figure, because we have not found a Logan-specific one worth quoting. What a roofer will tell you is that the roofs that come through a bad season are the ones whose pointing, flashings and gutters were already sound.

My roof is five years old and leaking. Who pays?
Get it documented first. A leak on a roof that young may be a builder's defect rather than wear, and a written inspection from a roofer is exactly what a warranty claim needs. A roofer can make it safe either way.
Is there any point coating a newer roof?
No. Coatings are for tile roofs that have lost their factory surface. On a young roof the money is better spent on an inspection and on fixing anything actually wrong.
Can someone come out quickly for a leak?
Tell us on the form that water is coming in and the job is flagged as urgent when it is passed on. We will not promise a time, because the week after a big storm front is the hardest week of the year to get a roofer anywhere in the region.
