LOGANRoof Restoration

Metal roof restoration in the City of Logan

Updated October 2026

Metal roofs last a long time, but they do not last forever untouched. Fasteners corrode, coatings chalk and fade, and old galvanised sheeting eventually rusts through at the laps and screw lines. Metal roof restoration brings a sound metal roof back for a fraction of what replacement costs, and the earlier it happens, the more of the roof can be saved.

We are a referral service. Tell us what the roof is doing and we connect you with one of the experienced, insured local roofers we work with for a free quote.

What metal roof restoration involves

Done properly, that process gives an older Colorbond or galvanised roof another decade or more of service.

Where metal roofs are the whole job: the acreage belt

This is the service that sells on the big blocks. Out at Jimboomba, Logan Village, Greenbank, Forestdale and Carbrook you are often looking at a house roof plus a shed, a carport and sometimes a stable or machinery bay, all in sheet metal, all the same age, and all quoted per square metre. Doing the lot in one visit is cheaper than three separate mobilisations, and access is usually easy because there is room for the gear.

The other common find out there is a genuine older Queenslander or farmhouse with original sheeting that has outlived its coating. Those are restorable more often than owners expect, but they need an honest inspection first.

Beenleigh and the older sheds south of the river

Around Beenleigh, Eagleby and Bethania there is a layer of older working buildings and backyard sheds alongside the housing, much of it in thin-gauge galvanised sheet that is well past its coating life. Those roofs sit at the line between restore and replace, and the only way to know which side yours is on is to have someone get up there and check the laps and the screw lines.

What it costs

Guide pricing only. Repainting a sound metal roof typically runs $28 to $50 per square metre, which puts many single-storey homes in the $3,500 to $7,000 range for clean, prep and two coats. Rust treatment, screw replacement and sheet replacement add to that, and badly corroded roofs are sometimes better replaced than restored. Shed and outbuilding roofs are usually priced per square metre on the same basis. Broader numbers are in our roof restoration cost guide.

Restore or replace

Restoration makes sense when the sheets are structurally sound and the problem is cosmetic or surface-level. Replacement makes sense when rust has eaten through sheets, when laps have failed across large areas, or when the roof is thin-gauge galvanised at the end of its life. An honest assessment matters more here than on any other roof job, because paint over structural rust fails fast and wastes the whole spend. The roofers we work with quote both options when it is genuinely line-ball.

Safety and licensing

Metal roofs are slippery when damp and dangerously hot in a Queensland summer, and the work involves edges, power leads and chemicals. The roofers we work with carry height-safety equipment and insurance. In Queensland, building work valued over $3,300 generally requires a QBCC licensed contractor, and a full metal roof restoration usually crosses that threshold, so expect to see a licence number on the quote and check it on the QBCC register.

Frequently asked questions

Can a rusty roof be painted?

Surface rust can be treated, converted and painted over successfully. Rust that has pitted or perforated the sheet cannot, and those sheets need replacing first. The inspection sorts one from the other.

Is Colorbond worth restoring, or only old galvanised roofs?

Both. Faded or chalking Colorbond takes a new membrane coating well and the result lasts. Old galvanised roofs are restorable too when the sheeting is sound, and restoration is far cheaper than a rip-and-replace.

How long does a restored metal roof last?

A properly prepared and coated metal roof typically gives 10 to 15 years before it needs attention again.

Can you do the shed and the house together?

That is the normal way to do it on an acreage block, and it is usually cheaper per square metre than doing them separately, because the crew and the gear are already on site.

Will the roofer replace the gutters at the same time?

Often, yes, and it is worth doing together because gutters on an ageing metal roof are usually the same age as the roof. See gutter replacement. Gutter and downpipe work tied into the stormwater drainage is licensed plumbing work in Queensland at any value, so make sure the quote shows the right licence.
