Logan Reserve is one of the growth-front suburbs between Park Ridge and Waterford, and most of its housing is recent. That changes what this page can honestly offer you, so here it is plainly: if your roof is under fifteen years old, you do not need a roof restoration, and we are not going to pretend otherwise.
Note that Logan Reserve is its own locality, separate from Logan Central, Logan Village and Loganholme. The names overlap and the places do not.
What a newer roof here actually needs
- Storm damage repair. Wind and hail are the normal trigger for an unplanned roof job in South East Queensland, and a young roof is just as capable of losing a ridge cap or taking a hail hit as an old one. We publish no storm frequency figures, because we have not found a Logan-specific one worth quoting.
- Leak tracing and repair. A leak on a new roof is usually a flashing, a penetration or a workmanship issue rather than wear. Start at roof leak repairs.
- Gutter clearing and capacity checks. Estate blocks are often flat with limited fall, so an undersized gutter or a badly placed downpipe shows up in the first real downpour. Gutter work tied into stormwater is licensed plumbing work at any value.
- Whirlybirds and ventilation. Roof cavity heat is a genuine subtropical problem and vents are a small job with a real effect.
- A written inspection before the warranty runs out. This is the one most people miss. If something is defective, documentation from a roofer is what makes a claim possible.
Where restoration does apply
A handful of older houses here predate the estates, and on those the normal sequence applies: clean, tile repairs, rebedding and repointing in flexible compound, then sealer and coating. The inspection tells you which category you are in, and the inspection is free.
Frequently asked questions
Why will you not quote a restoration on my roof?
Because coatings are for tile roofs that have lost their factory surface, which takes decades. On a young roof it would be money for nothing, and that is not a trade we want to be part of.
Can a roofer tell me if something is a builder's defect?
They can tell you what they found and what caused it, in writing. Whether it is a defect under your contract is between you and the builder, but that written record is what the conversation needs.
Is a hail check worth it after a storm?
Yes. Hail bruising on tiles or metal sheeting can be hard to see from the ground and still have shortened the roof's life.
