Gutter replacement in the City of Logan

Updated October 2026

Gutters fail quietly. Rust creeps along the base, joints drip, and one storm later water is pouring over the fascia, into the eaves or down inside a wall. Gutter replacement is one of those jobs that costs far less than the damage it prevents, and new Colorbond guttering lifts the look of the whole roofline while it is at it.

We are a referral service. Tell us what is happening and we pass the job to one of the licensed, insured local roof plumbers we work with, who will quote it free.

Signs your gutters are done

Patching a rusted gutter buys months. Once corrosion shows in one section of a continuous run, the rest is usually close behind.

What replacement involves

A typical job strips the old gutters and downpipes, checks and replaces damaged fascia where needed, then fits new Colorbond gutter profiles with correct fall to new or existing downpipes. South East Queensland rain arrives in volume rather than in drizzle, so the roof plumbers we work with pay attention to capacity: bigger profiles, overflow measures and extra downpipes where a roof catchment needs them. Leaf guard is worth discussing at the same time on the tree-covered and acreage blocks around Daisy Hill, Greenbank and Logan Village, where gutters fill every season.

Beenleigh, the river flats and why capacity matters

Gutters on a low-lying block have the least margin for error. Through Beenleigh, Eagleby, Waterford, Waterford West and Edens Landing, the ground is flat and the water has nowhere obvious to go, so an undersized or back-flowing gutter puts roof water against the house instead of away from it. Flood exposure itself is mapped parcel by parcel by Logan City Council rather than suburb by suburb, so check your own address with the council. What a roof plumber can do is make sure the roof water leaves the building properly in the first place.

Where the gutter and downpipe work connects into the stormwater system, remember that the pits and pipes in the street belong to Logan City Council, and the water and sewer mains belong to Logan Water, which is the council's own business unit. One council, one water utility, which makes it simpler here than in most of South East Queensland.

What gutter replacement costs

Guide pricing only, and gutter jobs vary more than most because length, height and fascia condition drive the price. Replacing gutters and downpipes on an average single-storey home commonly lands in the low thousands, with two-storey homes, long runs and fascia repairs pushing higher. Quotes are normally priced per lineal metre plus downpipes. If the roof itself is also tired, price the roof work at the same time, since access equipment is already there. See the roof restoration cost guide for how the pieces add up.

Safety and licensing

Gutter work means hours on ladders and roof edges, which is where most height injuries happen. The tradespeople we work with are insured and equipped for it. Gutters and downpipes connected to the stormwater drainage are licensed plumbing and drainage work in Queensland at any value, not just above the $3,300 building work threshold, so the work goes to a licensed roof plumber. Expect a licence number on the quote and check it on the QBCC register.

Frequently asked questions

How long do Colorbond gutters last?

Typically 15 to 25 years. Keeping them clear of leaf litter is the single biggest factor in how long they go.

Can just one section be replaced?

Yes, and for isolated damage that is reasonable. But gutters corrode at a similar rate along a run, so if one section has rusted through on age alone, replacing the lot usually works out cheaper than repeat callouts.

Do I need to replace downpipes at the same time?

Not always, but it is worth having them checked. Undersized or poorly placed downpipes are a common cause of overflowing gutters, and fixing that during replacement costs little extra.

Will new gutters fix water coming into the eaves?

If the cause is overflowing or back-flowing gutters, yes. If water is getting in higher up the roof, that is a roof repair. If it is coming in now, see roof leak repairs.

Does a gutter job need council approval?

No. This is licensed plumbing and drainage work rather than work that needs a building approval. Building approvals, where a job needs one, come from Logan City Council or a private building certifier under the Building Regulation 2021, and the QBCC has no part in granting them. It licenses the contractor.
