Updated October 2026
Flagstone is the centre of the Greater Flagstone priority development area, declared in 2010, and almost everything here is new. That makes this one of the easiest pages on the site to write honestly: a roof in Flagstone does not need restoring, and we are not going to pretend it does.
It also makes Flagstone the name that carries the whole district. Several new localities were gazetted to serve the development area around it, and the people living in them say Flagstone, because that is where the shops and the schools are. If you are in one of those newer estate names and looking for a roofer, this is the page you want.
What a Flagstone roof actually needs
- Storm damage repair. Wind and hail are the normal trigger for unplanned roof work in South East Queensland, and a two-year-old Colorbond roof can lose a ridge cap or take a hail hit like any other. We publish no storm or hail frequency figure, because we have not found a Logan-specific one worth quoting.
- Leak repairs. On a new roof a leak is usually a flashing, a penetration or workmanship rather than wear. Start at roof leak repairs and get it documented.
- Gutters. Estate blocks are flat with limited fall, and an undersized gutter or a poorly placed downpipe shows up in the first real downpour. Gutter work connected to stormwater is licensed plumbing and drainage work in Queensland at any value.
- Ventilation. Roof cavity heat is a real subtropical issue and whirlybirds or vents are a small job with a noticeable effect.
- A written inspection before the builder's warranty period runs out. This is the one worth booking deliberately rather than waiting for a problem.
When restoration will matter here
Eventually, and not for a long while. A tile roof needs decades before a coating does anything useful, and a Colorbond roof needs rust and chalking before a repaint earns its keep. When that day comes, the roof painting and metal roof restoration pages explain what the work involves.
Frequently asked questions
Why would I call a roofer on a brand-new house?
Storm damage, a leak, blocked or undersized gutters, or a warranty inspection. Those are real jobs on new roofs and they are what we can genuinely help with.
Is my estate inside Flagstone?
Several newer locality names in the development area function as Flagstone in daily life. Whichever name is on your title, the roofers we work with cover the area. If you are unsure which locality your address is in, Logan City Council's property report for your address will tell you.
Do you quote restorations on new roofs?
No. It would be money for nothing and it is the exact pitch this site exists to avoid making.
