Roof repointing in the City of Logan

Updated October 2026

The mortar holding your ridge capping in place has a working life, and across much of Logan that life ended years ago. Repointing is the most common single repair the local roofers we work with quote here, and for good reason. When the pointing cracks and falls away, ridge caps loosen, tiles slip, and water finds its way into the roof cavity.

We are a referral service. You tell us what the roof is doing, we pass it to an experienced, insured local roofer who works your suburb, and they call you back with a free quote.

Repointing and rebedding: what is the difference?

Two layers hold your ridge capping on:

A roofer will tell you which you need after getting on the roof. Often the bedding is still sound and flexible repointing over the lot is enough. Where caps are loose, sections get rebedded first.

Signs your pointing has failed

Storm fronts hit exposed ridge lines hardest, which is why pointing failures tend to announce themselves in the warmer months rather than quietly.

Why so many Logan roofs need it

The region's oldest large-scale housing has a documented start date. The Queensland Housing Commission began building at Woodridge once water was connected, reaching 472 Commission houses by the end of 1968-69 and 1,547 by mid-1977, and Logan Central was carved out of Woodridge and gazetted in 1986. Rigid cement pointing from that era was always going to crack as a roof expanded and contracted through fifty-odd summers. That is the pattern the roofers we work with see across Woodridge, Kingston, Logan Central, Slacks Creek, Loganlea and Marsden. Flexible pointing fixed that problem, but only on roofs that have had it done.

From Beenleigh south, the roofs are older again

Around Beenleigh, Eagleby and Bethania you find cottages that predate the Housing Commission estates entirely, sitting beside 1970s and 1980s infill. Pointing on the oldest of those roofs may have been patched more than once, and rebedding rather than repointing alone is more common. It is worth having a roofer price both so you can see the difference in writing.

What repointing costs

Guide pricing only. Full repointing on an average single-storey house typically runs $2,000 to $3,500, depending on the length of ridge and hip lines, the pitch and access. Small jobs are often priced as a minimum callout rather than by the metre. Rebedding sections adds to the cost. If the whole roof is tired, it can be worth pricing a full restoration at the same time, since cleaning, repointing and coating done together costs less than doing each separately. Our roof restoration cost guide covers the numbers.

Safety and licensing

Ridge work means walking the highest lines of the roof, so this is not a ladder-and-weekend job. The roofers we work with carry insurance and the right height-safety gear. In Queensland, building work valued over $3,300 generally requires a QBCC licensed contractor. A repointing job on its own can sit under that threshold, but combined with other roof work it crosses it, so check the quote and the licence on the QBCC register where it applies.

Frequently asked questions

How long does repointing last?

Flexible pointing compound typically lasts 15 to 25 years, far longer than the original cement mortar, because it flexes with the roof's movement instead of cracking.

Can I just patch the cracked sections?

Patching is possible but usually false economy. If one section of 1970s mortar has failed, the rest is the same age and the same mix. Most roofers recommend doing all ridge and hip lines in one visit.

Does repointing stop my roof leaking?

If the leak is coming from failed ridge mortar, yes. If tiles are cracked or valleys have rusted, those need fixing too. A proper inspection finds the actual entry point before anyone quotes. If water is coming in right now, see roof leak repairs.

How long does the job take?

Most full repointing jobs on a single-storey home take one to two days, weather permitting. Rebedding sections adds time.

Is it worth repointing an estate roof that is only 10 years old?

Generally not. Modern roofs went on with flexible pointing already, and a 10-year-old roof at Yarrabilba or Logan Reserve should not need it. If pointing is failing on a roof that young, that is a defect question for your builder before it is a repair quote.
