Roof painting in the City of Logan
Updated October 2026

A faded, chalky roof drags the whole house down. Roof painting is one of the most cost-effective ways to lift a tired Logan home, and on a tile roof the right membrane coating does more than look good. It seals the porous surface, slows moss and lichen regrowth, and buys the roof years before bigger work is needed.
We are a referral service, not a roofing company. Tell us what the roof is doing and we pass the job to one of the experienced, insured local roofers we work with. They quote it free and you decide from there.
What roof painting involves
A proper roof paint job is a system, not a single coat. The roofers we work with typically:
- Pressure clean the roof to strip grime, moss and lichen back to a sound surface
- Replace cracked or broken tiles and repoint any failed ridge mortar first, because paint over broken tiles is wasted money
- Apply a sealer or primer so the membrane bonds to the tile or metal
- Spray two top coats of a flexible acrylic membrane in your chosen colour
On metal roofs the process is similar, with rust treatment and a metal-specific primer before the colour coats go on.
Asbestos cement roofs are excluded. If one is suspected, it is referred to a licensed asbestos removalist, never cleaned or painted.
What roof painting costs here
Guide pricing only, because every roof is different. Roof painting typically runs $25 to $50 per square metre depending on the material and condition, which puts most single-storey Logan homes in the $3,500 to $7,000 range for a full prepare-and-paint job. Steep pitches, two-storey homes and roofs that need a lot of repair first sit higher. See our roof restoration cost guide for the full breakdown, including when a complete restoration makes more sense than paint alone.
If a quote comes in far below those numbers, ask what is being skipped. Usually it is the cleaning, the repairs or a coat.
Where painting sells in Logan, and where it does not
The concrete tile belt through the old core is the heartland. Roofs at Woodridge, Kingston, Logan Central, Slacks Creek, Marsden and Crestmead went on in the late 1960s and the 1970s, and a concrete tile that lost its original surface decades ago soaks up water, grows moss and fades fast. The 1980s and 1990s belt at Springwood, Shailer Park and Daisy Hill is the same job on a bigger roof.
On the growth front at Yarrabilba, Flagstone and Park Ridge, the honest answer is usually no. A roof under 15 years old does not need coating, and anyone selling you one is selling you nothing. Those roofs need gutters cleared, flashings checked and storm damage repaired.
Beenleigh and the older cottages south of the river
Beenleigh is a different conversation again, because the stock around the old township ranges from genuinely old cottages to 1980s infill. Some of those cottages carry terracotta rather than concrete tile, and glazed terracotta generally should not be coated at all. The same caution applies to older homes at Eagleby and Mount Warren Park. A roofer confirms what the tiles actually are before quoting a coating, which is one of the reasons a roof is inspected before a price is given.
Safety and licensing
Roof painting is working at heights, so it belongs with professionals who have the harnesses, edge protection and insurance to do it safely. In Queensland, building work valued over $3,300 generally requires a QBCC licensed contractor, and a full roof paint job usually crosses that line. The roofers we work with are insured and licensed where the work requires it, and you can check a licence number on the QBCC register before you accept a quote.
How it works
Fill in the form, tell us roughly what the roof looks like and where you are, and a local roofer who works your suburb calls you back. You get a price before any work starts, free and with no obligation.
Related work often quoted at the same time: roof repointing, roof cleaning and tile roof repairs.
Frequently asked questions
How long does a painted roof last?
A properly prepared and coated tile roof typically holds its colour and seal for 10 to 15 years. Preparation matters more than the paint brand.
Can you paint terracotta tiles?
Glazed terracotta generally should not be painted, because coatings struggle to bond to the glaze. Concrete tiles and most metal roofs take a membrane coating well. A roofer will confirm what your tiles are when they inspect.
Do I need to clean the roof before painting?
Yes, and it is built into any proper quote. Paint applied over lichen, moss or chalky old coating fails early. Pressure cleaning and repairs come first, then sealer, then the colour coats.
Is roof painting worth it, or should I restore the whole roof?
If the tiles and ridge mortar are sound, painting alone can be enough. If tiles are cracked or the pointing is failing, a full restoration costs more but fixes the roof properly. The quote should spell out which one you actually need.
Is there a bad time of year to paint a roof?
Coatings need dry weather to cure, so the wet months and storm season are harder to schedule around. Most Logan jobs get booked for the drier, cooler stretch of the year for that reason.
