Logan Village is the old township in the south of the region, and it is a separate locality from Logan Central, Logan Reserve and Loganholme despite the shared first word. That confusion is worth clearing up, because a trade that cannot tell which Logan your house is in is a trade that has not worked here.
The character is rural-residential. Large blocks, scattered housing, a genuine village centre, and new estate development pushing in from Yarrabilba next door. For roofing that means a mixed bag: older tile and sheet metal on the established blocks, outbuildings everywhere, and young Colorbond on the newer housing.
On the acreage, the main job is metal roof restoration: inspection, low-pressure clean, rust treatment and conversion, replacement of corroded sheets and flashings, new screws and seals, then primer and two coats. Doing the shed and the carport with the house in one visit is materially cheaper than coming back for them. On tile roofs, the standard sequence of clean, tile repairs, rebedding and repointing, then sealer and coating applies.
On the newer estate roofs, we will not pitch a restoration. The useful work is an inspection, gutter clearing and capacity checks, flashings and valleys, and storm damage repaired properly. A written inspection before a builder's warranty period runs out is the single most valuable thing you can buy for a young roof.
Tree cover on the bigger blocks means gutters fill year-round, so clearing them before storm season is maintenance rather than an upsell.
Frequently asked questions
Is this the same as Logan Central?
No. Logan Village is its own locality in the south of the City of Logan. Logan Central is in the north. They are a long way apart.
Will someone come out this far?
Yes. Logan Village is inside the area the roofers we work with cover, and acreage jobs are scheduled so one trip does as much as possible.
Can I get the gutters done without the roof?
Yes, as a standalone job, usually priced per lineal metre plus downpipes. Gutter and downpipe work tied into the stormwater drainage is licensed plumbing work in Queensland at any value, so it goes to a licensed roof plumber. See gutter replacement.
