Carbrook is the rural-residential edge of eastern Logan, out towards the coastal flats past Cornubia. Blocks are large, housing is scattered rather than packed, and most properties have more than one roof: a house, plus a shed, a carport, sometimes a stable or a machinery bay.
That changes the job. On an acreage block the economics favour doing everything at once, because mobilising a crew and getting gear on site is a fixed cost that one job carries and three jobs share. Sheet metal roofs on outbuildings are usually the same age as the house, so metal roof restoration across the lot in one visit is the cheapest way to get it done. Metal work is quoted per square metre of sheeting, commonly $28 to $50 per square metre as a guide, with rust treatment and sheet replacement on top.
On the house, the work depends on what is up there. Tile roofs get the standard sequence of clean, repairs, rebedding and repointing, then sealer and coating. Older sheet metal gets rust treatment, screw replacement and a repaint. A genuine older farmhouse roof is often more restorable than its owner expects, but it needs someone to get up and look at the laps and screw lines before anyone quotes.
Two acreage-specific points. First, access is usually easy out here, which helps the price: there is room for gear and no tight side boundary to negotiate. Second, termite management is normal practice in South East Queensland, and if a roofer finds damaged roof timbers while they are in the cavity, they will tell you to get that looked at by the right trade rather than coat over the problem.

Often yes, if the sheeting is sound. Rust that has pitted or holed the sheet needs replacing, but surface rust can be treated, converted and coated. The inspection decides.
